WHEREAS, the GlenRiddle Community Association, Inc. (the “Association”) is a duly created homeowners association by virtue of the recordation of its Declaration of Covenants, Conditions, Easements, and Restrictions on or about September 16, 2003, among the Land Records of Worcester County in Liber 3870, Folio 1, et seq. (the “Declaration”); and

WHEREAS, the Board of Directors is empowered by Article 10 of the Declaration and Article 7, Section 7.1(a) of the By-Laws with the authority to adopt and publish Community Codes and other rules and regulations of the Association including, without limitation, those relating to the use of the Community Property and any facilities situated thereon, and the personal conduct of the Members and their guests thereon, which apply to all Owners, tenants, occupants, guests, and invitees of any Living Unit within the Association, and to establish penalties for the infraction thereof; and

WHEREAS, Article 10, Section 10.2 of the Declaration provides that the Community Codes shall have the same force and effect and binding nature as the covenants, conditions, easements, and restrictions contained within the Declaration and applicable to all property within the Association; and

WHEREAS, the Board of Directors desires to adopt Community Codes and other rules and regulations for the use of golf carts within the Association in order to establish uniformity and consistency.

NOW THEREFORE, BE IT RESOLVED that the Board of Directors of the GlenRiddle Community Association, Inc. hereby establishes the following Community Codes for the Association which shall be binding upon all Unit Owners, tenants, occupants, successors, heirs, and who currently, or in the future, may possess any interest in the Association.

RULES AND REGULATIONS: USE OF GOLF CARTS

Residents who own, maintain, or use a golf cart within the Association must adhere to the following rules and regulations governing the operation of such golf carts:

1. Headlights and tail lights are required to be lit at all times while the golf cart is being operated after dusk. Any golf cart that does not have operational headlights and/or tail lights may only be operated during daylight hours.

2. Golf carts must have a rearview mirror.

3. Anyone operating a golf cart within the Association must possess a valid driver’s license, or if accompanied by a competent adult who possesses a valid driver’s license, a learner’s permit. Driver’s licenses or learner’s permits must be carried with the driver of a golf cart at all times during the operation of such vehicle.

4. Golf carts must display the lot number of the Owner associated with such golf cart on the rear of the cart in three-inch (3”) letters and numbers.

These Rules and Regulations shall become effective on March 25, 2011.
