Any lot defined as within the Worcester County Critical Areas [1000’ from any tidal water or marsh land] will require special ACC approval prior to any removal of vegetation [Trees or understory].

A detailed landscape plan must be submitted to the Committee for review and may require submission to Worcester County should any request substantially alter the existing natural character of the site.

In addition, the Maryland Department of the Environment maintain control over specific “buffer” lots [100’ and/or 50’ from any tidal water or marsh land].

Owners and Builders should consult Worcester County department of zoning & permitting to obtain the list of properties with these additional restrictions.

Grading and parking of equipment or vehicles, stockpiling of materials, the deposit of sediment, topsoil or fill, or the dumping of any materials or liquids/chemical are prohibited within the drip line of trees or vegetation to be saved.

All existing trees to be saved, individually or in groups, shall be protected by adequate fencing during construction.

Fencing shall be placed at the outer perimeter of the spread of branches (drip line) and be a minimum height of four feet above grade.

No toxic material shall be stored within 100 feet of vegetative areas to be preserved.

Toxic materials include things such as wash out from concrete trucks, used motor oil, paints and thinners, et cetera.

No protective devices, signs, utility boxes, survey benchmarks or other objects shall be nailed to trees that are to be saved.

Trees to be preserved should receive proper care before, during and after construction.

Crown thinning respecting the growth habit of the trees, root pruning, fertilization and a watering program may be required in order to ensure the continued health of trees to be preserved.

For significant specimen trees, an arborist should be consulted for direction on appropriate measures to be undertaken.
