6.12. Appendix 3: Resolution – Clotheslines

WHEREAS, the GlenRiddle Community Association, Inc. (the “Association”) is a duly created homeowners association by virtue of the recordation of its Declaration of Covenants. Conditions, Easements and Restrictions on or about September 16, 2003 among the Land Records of Worcester County in Liber 3870, Folio 001, et seq. (the “Declaration”): and

WHEREAS, the Board of Directors is empowered by Article 10 of the Declaration and Article 7, Section 7.1(a) of the Bylaws with the authority to adopt and publish Community Codes and other rules and regulations of the Association including, without limitation, those relating to the use of the Community Property and any facilities situation thereon, and the personal conduct of the Members and their guests thereon, which apply to all Owners, tenants, occupants, guests and invitees of any Living Unit within the Association, and to establish penalties for the infraction thereof; and

WHEREAS, Article 10, Section 10.2 of the Declaration provides that the Community Codes shall have the same force and effect and binding nature as the covenants, conditions, easements, and restrictions contained within the Declaration and applicable to all property within the Association; and

WHEREAS, the Board of Directors desires to adopt Community Codes and other rules and regulations for the use of clotheslines within the Association in order to establish uniformity and consistency.

NOW THEREFORE, BE IT RESOLVED that the Board of Directors of the GlenRiddle Community Association, Inc. hereby establishes the following Community Codes for the Association, which shall be binding upon all Unit Owners, tenants, occupants, successors, heirs, and who currently, or in the future, may possess any interest in the Association.

RULES AND REGULATIONS: USE OF CLOTHESLINES

Residents who use or maintain clotheslines within the Association must adhere to the following rules and regulations governing such use:

• Whenever possible, clotheslines should be used in the rear yards so that they are not visible from the street.

• When not in use, clotheslines, posts, and all equipment related to their use must be stored out of sight.

• Clotheslines shall not be used or displayed on days designated from time to time for lawn maintenance within the Association. Any component placed in or on the ground for use in attaching a clothesline must be removed prior to the days designated for lawn maintenance. Any components that are left in or on the ground during such times will be removed and discarded. Additionally, if any lawn maintenance equipment is damaged due to such components, not being removed, the costs of repair or replacement of such equipment will be charged to the Owner responsible for such component.
