THE ABILITY OF AN OWNER TO MAKE ADDITIONS OR TO REMODEL A PARTICULAR DWELLING UNIT MAY BE SEVERELY RESTRICTED OR PROHIBITED BY THE ATLANTIC COASTAL BAYS CRITICAL AREA ACT.

PROSPECTIVE PURCHASERS ARE URGED TO FAMILIARIZE THEMSELVES WITH THIS LEGISLATION.

The design of new space either attached to or within an existing dwelling unit must be compatible in scale, massing, character, materials, and color with the dwelling unit.

New windows and doors should match and be located to relate well with existing windows.

If possible, the new roof pitch should match the pitch of the original roof.

The location of an addition should not have an adverse impact on neighboring Property or impair the view of neighboring Owners.

Additions should be located to minimize the removal of trees and the destruction of natural areas.

The Architectural Control Committee may require supplemental landscape treatment to compensate for the removal of vegetation or to soften the visual impact of the proposed addition.

Changes in grade or drainage must not adversely affect adjacent Property.

Applicants are advised to familiarize themselves with the latest edition of the Atlantic Coastal Bays Critical Area Act and the restrictions contained therein.
