In accordance with the Declaration of Covenants, Conditions, Easements and Restrictions (the “Declaration”) for GlenRiddle Community Association, Inc. (the “Association”) all new construction and modifications to Living Units and other existing structures shall conform to the requirements of these Design Guidelines.

These Design Guidelines cover a broad scope of design elements including, but not limited to, dwelling units, accessory structures, fencing, signage, lighting and landscaping.

The Design Guidelines will ensure a consistent level of quality design throughout the Property that are now part or may in the future be annexed within the jurisdiction of the GlenRiddle Community Association, Inc.

Please note that many capitalized terms not defined in these Design Guidelines have the meaning given to them in the Declaration.

Additionally, if a specific type of dwelling unit (i.e., single-family detached dwelling units, single family attached townhouses) is not designated in a guideline, it is presumed that the guideline applies to all Living Units within the Association.

Approval by the Architectural Control Committee [“The ACC”] is required before construction of any new Living Unit commences.

Also, any modifications to Living Units require the approval of the relevant Architectural Control Committee.

Note that if an Architectural Control Committee is not appointed, the Board of Directors of the Association will exercise all rights and powers that could be exercised by the Architectural Control Committee.

In order for the Architectural Control Committee to carry out its review and approval responsibilities, rules have been established governing the content of proposed plans and the procedures for the submission, review and approval of said plans.

The purpose of these Design Guidelines is to set forth requirements; procedures and technical criteria used by the relevant Architectural Control Committee for the comprehensive review of proposed site or development plans and exterior dwelling unit elements.

Due to the proximity of the Association to the critical environmental areas, numerous controls and restrictions apply, including but not limited to Maryland state laws and regulations, Worcester County ordinances and rules, Land Use Agreements, zoning requirements and regulatory approvals.

It is the intention of the Architectural Control Committee to establish criteria and enforcement policies in certain areas that may be more restrictive than government agency requirements; however, nothing in these Design Guidelines shall take precedence over any rules and regulations promulgated by a government agency.

Once Worcester County laws and regulations are met, the Architectural Control Committee may establish additional criteria.

Approval by the Architectural Control Committee does not relieve the applicant of the responsibility of obtaining all other necessary approvals and permits required by Worcester County, the State of Maryland, US Army Corps of Engineers and any other agencies having jurisdiction over the Property.

These Design Guidelines contain both requirements and informational direction.

Where the terms ‘‘shall” or “must” are used in a statement, the statement constitutes a mandatory requirement.

Where the terms “preferred” or “should” are used in a statement, the statement constitutes informational direction provided for the guidance and convenience of Participating Builders and Owners.

Although these Design Guidelines sometimes include detailed criteria to be satisfied with respect to proposed additions or alterations, the fulfillment of such criteria does not obviate the need for formal, written application to and formal, written approval by the Architectural Control Committee of any proposed addition or alteration, unless specifically provided herein.

These Design Guidelines may be amended or modified at any time by the Architectural Control Committee or by the Association’s Board of Directors.

It is the responsibility of the applicant to ensure they are in possession of the most current version of the applicable Design Guidelines.
