Building setbacks shall comply with applicable Worcester County requirements, including Community buffer requirements and zoning modifications that have been granted, and any restrictions resulting from utility, drainage, or other easements that may exist.
Additional setbacks may be required along natural drainage areas, wetlands and other natural features.
Variances from these requirements and restrictions can only be granted by the appropriate government entity and only with the consent of the Declarant.
Applicants are advised to familiarize themselves with the Atlantic Coastal Bays Critical Area Act and the restrictions contained therein.
