WHEREAS, the GlenRiddle Community Association, Inc. (the “Association”) is a duly created homeowners association by virtue of the recordation of its Declaration of Covenants, Conditions, Easements and Restrictions on or about September 16, 2003, among the Land Records of Worcester County in Liber 3870, Folio 1, et seq. (the “Declaration”); and

WHEREAS, the Board of Directors is empowered by Article 10 of the Declaration and Article 7, Section 7.1(a) of the By-Laws with the authority to adopt and publish Community Codes and other rules and regulations of the Association including, without limitation, those relating to the use of the Community Property and any facilities situated thereon, and the personal conduct of the Members and their guests thereon, which apply to all Owners, tenants, occupants, guests, and invitees of any Living Unit within the Association, and to establish penalties for the infraction thereof; and

WHEREAS, Article 10, Section 10.2 of the Declaration provides that the Community Codes shall have the same force and effect and binding nature as the covenants, conditions, easements, and restrictions contained within the Declaration and applicable to all property within the Association; and

WHEREAS, Article 7, Section 7.11 of the Declaration provides that the Design Review entity may establish guidelines for the Association at any time and from time to time; and

WHEREAS, the Board of Directors desires to adopt Community Codes and Design Guidelines governing garages within the Association in order to establish uniformity and consistency.

NOW THEREFORE, BE IT RESOLVED that the Board of Directors of the GlenRiddle Community Association, Inc. hereby establishes the following Community Codes for the Association which shall be binding upon all Unit Owners, tenants, occupants, successors, heirs,
and who currently, or in the future, may possess any interest in the Association.

DESIGN GUIDELINE: GARAGES

Residents who apply for the addition of a garage associated with their Dwelling Unit must adhere to the following design guidelines governing such structures:

1. Applications with all applicable information must be submitted to the Design Review Entity and approved, in writing, prior to the construction of any garage associated with a Dwelling Unit.

2. In order for approval to be granted, garages may be attached to or detached from the Dwelling Unit and shall incorporate the design, materials, and colors of the Dwelling Unit.

3. In order for approval to be granted, garage roof materials and color shall match the Dwelling Unit.
