WHEREAS, the Board of Directors of GlenRiddle Community Association, Inc. has the power and the responsibility to govern and make decisions for the community in accordance with Article 7 (a) of the GlenRiddle By Laws; and

WHEREAS, pursuant to Article 10, Section 10.2 (a.) of the Declaration, the Board of Directors may establish, modify, cancel, limit, create exceptions to, or expand Community Codes; and

WHEREAS, Article 10 of the Declaration provides that Community Codes shall have the same force and effect and binding nature as the covenants, conditions, easements and restrictions contained within the Declaration and applicable to all property within the Community; and

WHEREAS, the Board of Directors wished to revise the existing Design Guidelines for the benefit of the Community and its residents;

NOW, THEREFORE BE IT RESOLVED THAT the Board of Directors of GlenRiddle Community Association, Inc. hereby adopts the following revisions to Community Code #4 which, as may be modified or amended from time to time, shall be binding on all parties having any right, title or interest in all or any portion of the Community, their respective heirs, personal representatives, successors, transferees and assigns, as well ’s occupants, guests and invitees, and shall inure to the benefit of each Owner thereof.

Unless otherwise defined herein, capitalized terms used herein shall have the same meanings as set forth for them in the Declaration.

Awnings may be appropriate for rear or side-yard patios and decks. Awnings must have a straightforward design, without decorative features such as scallops or fringes, and be consistent with the architectural style and scale of the dwelling unit to which they will be attached. The color of the fabric must be compatible with the existing colors of the dwelling units and must be replaced as color fades or material becomes weathered. Solid colors should be used rather than stripes or patterns. In most locations in the Association, metal, vinyl or other plastic fabric shade material is prohibited. Any exposed frames must be painted to match the trim of the dominant color of the dwelling units. Frames must be removed if the awning is removed.

Revision is as follows:
