Are there any landscaping restrictions?
One restriction is that you may not plant or maintain a tree, hedge, or other landscape feature in a location that obstructs sight lines for vehicular traffic on public streets or private streets and roadways.

What does the Board require to maintain my lawn?
Lawns must be green from May through September (check with the Board since weather conditions may make compliance difficult)

What if I want to handle my own landscaping?
You must opt out of the full-service landscaping program by submitting a request to the Management Office by December 1st of the current year for the following years’ services. If you opt-out, you must maintain your yard to the Board’s standards (see Maintain my lawn), pay the monthly assessment for landscaping services, and submit your request for landscaping services reimbursement after December 1st of the opted-out year but no later than January 31st of the year following the opt-out

Can I remove trees on my property?
You can remove diseased or dead trees, trees requiring removal to promote the growth of other trees, trees creating a safety hazard, or trees planted and maintained in violation of the Association’s Design Guidelines or Governing Documents. You should obtain ACC, Worcester County, and Coastal Bays approval before removing trees.

Can we install yard sprinklers or irrigation systems?
All yard sprinkler and irrigation systems must be approved by the ACC.

Dry clothes outside
You can use clotheslines in your rear yard if your clothes are not visible from the street. When not in use, you must store out of sight clotheslines, posts, and all equipment related to their use.

Plant a vegetable garden
Vegetable gardens must be in your rear yard and be screened from public view. Also, gardens must be maintained in a neat and attractive manner.

Keep trash dumpster outside
Trash dumpster areas or pads shall be visually screened with solid vinyl or lattice. Posts must be wrapped, and the color should match the exterior trim color. The dumpster area must be in the rear of the residence or in the rear half of either the left OR right side of the residence. If the residence is located on a corner lot, the dumpster area must not face the street or area exposed to public view. Also, trash, garbage, and recycling containers are not permitted to remain in public view except on days of collection and after 6:00 p.m. on days prior to collection. Trash must be stored in closed durable containers. Except on days of collection or after 6:00 p.m. on days prior to collection, all trash, garbage, and recycling containers must be kept in your garage or rear yard or side of your residence as described above.

Erect or attach play equipment
No play equipment, including, without limitation, basketball backboards, basketball hoops and other equipment associated with either adult or juvenile recreation, shall be erected or attached in any manner to a house without the ACC’s prior written approval. If approved, the play equipment must always be properly maintained.

Have outside lawn furniture or children’s play equipment
Lawn furniture may be used on front porches or in rear yards only unless the ACC approves alternative locations. Children’s play equipment may only be erected and maintained in your rear yard after obtaining the ACC’s approval.
