Subject to the terms of the Governing Documents, every Owner shall have a right and easement of enjoyment in and to the Community Property, including, without limitation, an easement for the use and enjoyment of the private streets, parking areas, sidewalks, trails, and walkways, if any, within the Community Property, for purposes of ingress and egress to and from such Owner’s Living Unit, which right and easement shall be appurtenant to and shall pass with the title to every Living Unit.
