WHEREAS, the Board of Directors of the GlenRiddle Community Association, Inc. has the power and the responsibility to govern and make decisions for the community in accordance with Article 7 (a) of the GlenRiddle By Laws; and
WHEREAS, pursuant to Article 10 of the Declaration, the Board of Directors is authorized to promulgate as Community Codes, rules, regulations, standards, and guidelines governing the Community, and
WHEREAS, Article 10 of the Declaration provides that Community Codes shall have the same force and effect and binding nature as the covenants, conditions, easements, and restrictions contained within the Declaration and applicable to all Property within the Community.
NOW THEREFORE, BE IT RESOLVED, that the Board of Directors hereby adopts the For Sale Sign policy attached to and made a part hereof. Such procedures, as may be modified or amended from time to time, shall be binding on all parties having any right, title, or interest in all or any portion of the Community, their respective heirs, personal representatives, successors, transferees and assigns, as well as occupants, guests, and invitees, and shall inure to the benefit of each Owner thereof.
Unless otherwise defined herein, capitalized terms used herein shall have the same meanings as are set forth for them in the Declaration.
IN WITNESS WHEREOF, the undersigned, being the Board President under the Declaration, has caused this Community Code to be adopted on the 20th day of September 2012.

- A $250.00 deposit is required for all “For Sale/Lease” signs, which includes the cost, installation, rider, and removal of the sign. The applicant is entitled to purchase the sign for a discount price of $220.00 in the event the applicant has a rider from a previously ordered GlenRiddle sign. Riders not originally ordered through GlenRiddle will not be permitted; GlenRiddle reserves the right to refuse the use of any rider at which time the applicant will be responsible for purchasing a new rider at a cost of $30.00. Individual riders can also be purchased separately should the information need to be changed for a cost of $30.00.
- The deposit will allow usage of the sign for an unlimited duration of time. There will be no additional monthly fee associated with this policy. Signs that are damaged and cannot be reused will cost the owner $175.00 to replace.

- Of this deposit, $150.00 will be non-refundable. If the sign is not damaged, then $100.00 will be refunded by written request within thirty (30) days of the sign being returned.
- Riders will be held in the Community Center, starting seven (7) days after the removal request is submitted for a concurrent thirty (30) day period, and must be picked up by the applicant during this time. The Association is not responsible for riders left after thirty (30) days.
- If the deposit check does not clear the bank, the sign will be removed without notice. Cash will not be accepted.
- Complete the attached application to provide information for the customized rider.
- Once the General Manager receives the application and payment, a sign will be installed in approximately ten (10) business days.
- Once sold or leased (a contract is accepted or fully ratified), the homeowner or their representative must notify the General Manager in writing within five (5) business days so the sign can be removed. Failure to do so will result in a ten (10) dollar-a-day service charge.
- To remove a sign, the applicant must send a fax or email to management. Verbal requests cannot be accepted.
