Attachments to Front Entryways

One American flag may be attached to the post adjacent to the front entryway of a Unit. Flags may not exceed three feet by five feet in dimension (3’ x 5’). Flags must be mounted between five and six and one-half feet (5* – 6 16’) from the ground and positioned at an upward angle of thirty to forty-five degrees.

One decorative sign or item may be attached to the front porch siding of a Unit. Signs or items may not exceed sixteen inches by twenty-four inches (16” x 24”). Unit

Owners are responsible for any damage caused to the Limited Common Elements and must immediately repair such damage. Unit Owners must restore the Limited Common Elements to their original slate once such signs or items are removed.

Units with gravel adjacent to their entryway or sidewalk may place up to three (3) decorative items (e.g., seashells, small welcome banners, etc.) in the gravel. Items may not exceed one (1) foot in height when measured from the surface of the gravel. Items must be removable and not permanently affixed to gravel or ground.

Up to two decorative items may be placed in the mulch beds adjacent to the Limited Common Elements. Items may not be larger than one (1) foot in height when measured from the surface of the mulch, one (1) foot in width, and one (1) foot in depth. No items are permitted upon the grass.

Holiday decorations may be placed in the mulch beds adjacent to the Limited Common Elements or properly secured to the lamp post of a Unit for a time period beginning not earlier than thirty (30) days prior to said holiday and ending not later than fifteen (15) days after said holiday.

Attachments to Rear Balconies and Porches

One flag may be attached to the rear balcony or porch. Flags may not exceed three feet by five feet in dimension (3’ x 5’). Flags must be mounted between five and six and one-half feel (5’ – 6 16’) from the ground and positioned at an upward angle of thirty to forty-five degrees.

One decorative sign or item may be attached to the rear siding within the porch or balcony of a Unit. Signs or items may not exceed sixteen inches by twenty-four inches (16” x 24”).

Unit Owners are responsible for any damage caused to the Limited Common Elements and must immediately repair such damage. Unit Owners must restore the Limited Common Elements to their original state once such signs or items are removed.

Unattached Items at Front Entryways

One wreath or the decorative item is permitted to hang on the entrance door.

No more than two (2) planted pots may be placed upon the front porch.

Pots may not be larger than one hundred and seventy-five (175) square inches (e.g., fifteen-inch (15”) diameter or thirteen inches (13”) square).

Unit Owners must water and maintain all plants and planters.

One welcome mat is permitted upon the front porch, placed directly in front of the entrance door.

Up to six (6) small, decorative items (e.g., shells, starfish, etc.) may be placed upon the ledge above the front door.

One decorative item may be placed upon the surface of the front porch but may not be attached to said surface.

Unattached Items at Marina-facing Patios and Balconies

Outdoor furniture may be stored, when not in use, upon the Limited Common Elements appurtenant to a Unit. Stackable chairs are permitted for temporary use upon the grassy areas, but they must be restacked upon the Limited Common Elements when not in use.

Unit Owners are responsible for securely storing permitted items upon the Limited Common Elements so as not to cause damage to other Units or to the Common Elements.

Ground-level Unit Owners may store grills upon the Limited Common Elements appurtenant to a Unit when not in use.

Grills must be covered when not in use. Charcoal, propane, or any other open-flame grills must not be used within fifteen (15) feet of any Condominium building.

Electric grills may be used upon the Limited Common Elements. However, Unit Owners must not cause damage to any portion of the Condominium property when using electric grills.

Other items (e.g., fishing poles, coolers, toys, pet items, etc.) are prohibited from being stored upon the Limited Common Elements at any time.

Planters are permitted upon the Limited Common Elements of Units on the marina side of the Condominium. However, planters are prohibited from being attached to or hung on the railings of the balcony.

Ceiling fans may be mounted on the ceilings of balconies. Ceiling fans must be white and the electric supply must not be surface mounted or visible from the exterior. Ceiling fans must not exceed thirty-six inches (36”) in diameter.

Unit Owners are responsible for any damage caused to the Limited Common Elements and must immediately repair such damage.

Unit Owners must restore the Limited Common Elements to their original state if such ceiling fan is removed.
