NOTE: Prior to any Architectural Control Committee review and approval of proposed patios, decks, or balconies, all applicants need to obtain an assessment provided by Worcester County of the impact on the impervious surface.

Decks, patios, and balconies should generally be located in rear yards.

Proposed front and side yard deck, patio, or balcony locations will be evaluated on their individual merit.

Decks should be of a scale and style compatible with the dwelling unit to which they are attached, adjacent dwelling units, and the surroundings.

For single-family attached townhouses, any decks, porches, or balconies shall be designed as a part of the initial design package, whether they are standard or optional items.

They should be an integral part of the design in terms of materials, color, and detailing and should not appear as separate or add-on elements.

Continuous strips of balconies are discouraged.

Decks less than five feet above grade shall be finished with heavy trimmed white latticework and plant materials to screen views of their underside.

Decks shall be constructed of artificially manufactured wood products (such as Trex) of a grey tone or natural wood color only.

Natural wood can be used on decks located completely in the rear.

Railings and guardrails shall be wrapped to match the exterior trim color.

The wrap may consist of vinyl, metal, or other synthetic material depending on the architectural style.

Vertical members shall be wrapped to match the trim.

Piers are to be stone or brick with infill.

Substantial wood piers (if visible) must be trimmed at the top and bottom.
