Windows and doors shall be consistent in proportion, detailing, and style on all exterior elevations.

Windows shall be double-hung, single-hung, casement, or specialty windows subject to Architectural Control Committee review.

Bay windows on the first floor of the dwelling units should have a substantial base or extend to the ground.

The extension of the bay window from the wall of the dwelling unit and the pitch of the roof of the bay window should achieve the maximum dramatic effect as it relates to the dwelling units.

Wide muntins (1 1/2”) are encouraged. Dormer windows are to reflect the style of the windows on the main facade.

Tall windows on the main floor are encouraged.

Windows are encouraged to align vertically along all elevations when possible.
Door and window frames shall be painted or clad with color consistent with the design, character, and materials of the dwelling unit.

Windows shall have trim (min. 2-1/2 “) or shutters at jambs.

Shutters shall be louvered or of traditional panel design and reflect the size of the window they would cover.

Certain dwelling units may require shutters or additional trim work on the side and/or rear elevations.

Metal window frames shall be white or dark anodized aluminum, painted or cladded.

Mill-finish clear or gold anodized aluminum frames are not permitted.

All materials and colors shall be in accordance with the color palette as approved by the Architectural Control Committee.

Windows shall be clear glass.

Highly reflective glass tinting is not permitted.

Storm/screen doors and windows must not distract from or alter the appearance of the dwelling units.

Only full view storm and screen doors are allowed.

They must match the color of the door or window they protect, or to the color of the adjacent trim.

No mill finishes will be allowed.

Screening is to be dark in color.

There is an Architectural Control Committee pre-approved storm door for which the information is available through the Glen Riddle property management office.

Two-story door/glass expressions at the front door are generally not permitted.

All front and side windows shall have a minimum of one panel of muntins (e.g., top pane only).

Windows on the front elevation should be kept at least 18” from the corners of the dwelling units.

A special exception may be granted for feature windows.

No double-height entries are permitted unless in concert with a second-story front balcony.

Entries are encouraged to be at or near grade to promote a more “pedestrian-friendly” front facade.
