WHEREAS, the Board of Directors of GlenRiddle Community Association, Inc. has the power and the responsibility to govern and make decisions for the community in accordance with Article 7 (a) of the GlenRiddle By Laws; and
WHEREAS, pursuant to Article 5, Section 5.2 (a.) of the Declaration, the Board of Directors may establish assessments to promote the recreation, health, safety, and welfare of the Owners within the Community and for any lawful purpose relating to the proper conduct of the Association activities, including without limitation, the following:
(k.) Payment of all other costs and expenses incurred by the Association in the proper conduct of its activities or as may be deemed by the Board of Directors to be in any reasonable way related to the well-being of the Community and the Owners.
WHEREAS, the Board of Directors desires to establish certain policies with respect to the
Property for the benefit of the Community and its residents;
NOW, THEREFORE BE IT RESOLVED THAT the Board of Directors of GlenRiddle Community Association, Inc. hereby amends the following sign policy fee, which, as may be modified or amended from time to time, shall be binding on all parties having any right, title, or interest in all or any portion of the Community, their respective heirs, personal representatives, successors, transferees and assigns, as well as occupants, guests, and invitees, and shall inure to the benefit of each Owner thereof.
Unless otherwise defined herein, capitalized terms used herein shall have the same meanings as set forth for them in the Declaration.
The fee structure is amended to remove the $50.00 additional per month fee beyond the initial three (3) months of sign usage, as follows:
GlenRiddle Community Association, Inc, Policy for “For Sale” or “For Rent” Signs
- To order a sign, contact Legum and Norman at 410-213-1554.
- A $250.00 deposit is required for all “For Sale” or “For Rent” signs, which includes the cost, installation, and removal of the sign.
- The $250.00 payment will allow usage of the sign for an unlimited duration of time.
- There will be no additional monthly fee associated with procurement of “For Sale” or “For Rent” signs within the Community.
- Please make checks payable to GlenRiddle Community Association, Inc. and send to: Legum and Norman, 11620 Maid at Arms Lane, Berlin, MD 21811
- Of this deposit, $150.00 will be non-refundable. If the sign Is not damaged by the homeowner, then $100.00 will be refunded within thirty (30) days of the sign being returned.
- Contact Legum & Norman 410-213-1554 to provide information for the customized insert sign.
- Once Legum & Norman receives the deposit, in general, a sign will be delivered within three (3) business days.
- The sign must be placed parallel to the house in the foundation bed.
- Once sold or leased (a contract is accepted or fully ratified), the homeowner must notify Legum & Norman within five (5) business days so the sign can be removed immediately.
IN WITNESS WHEREOF, the undersigned, GlenRiddle Board of Directors hereby executes this Resolution this 12th day of July 2007 at an open Board of Directors meeting where a quorum of the Board was present, and caused this to be adopted, effective this date.
