Lighting within the Association shall conform to the approved fixtures and poles.

Streetlights

Streetlights shall generally be provided at major roadway intersections only.

It is important that exterior lighting complement the overall residential character of the Association.

In areas of the Association where there are single-family attached townhouses, lighting shall be provided to illuminate streets,
Natural Pathways/trails, and parking lots.

Lights may be located on Property, Community Areas or on individual lots.

Light fixture styles and lamp intensities shall be carefully selected from available options and located to prevent glare and misdirected light.

Fixture design shall be compatible with the architecture of the dwelling and project.

The type, color and quality of light must be consistent with other lights on the lot or dwelling.

High-pressure sodium (yellow-orange) lights are required.

Lighting must conform to a yellow orange or yellow incandescent color.

Decorative Post Light

Single-family detached dwelling units shall have one approved decorative post light per lot, operated by a photocell, and placed in an approved location.

It is the responsibility of the owner to ensure lighting is functional and operating throughout the year.

Depending on the site plan, single-family attached townhouses may also be required to have one decorative post light per lot, operated by a photocell.

The Architectural Control Committee will make final determination on all aspects of lighting.

Building-mounted Entry Lights

At least one or two building-mounted entry lights shall be provided on all dwelling units.

Building-mounted light Fixtures shall be of a design and scale to complement the dwelling unit architecture and shall not negatively impact neighboring Property.

Security Lighting

Security lighting may be permitted only if incorporated as a part of the overall dwelling unit design.

Lamps are required to be shielded and fixtures directed downward to prevent glare or spillover of light onto neighboring properties.

Unshielded spotlights, “barnyard”, “wall pack”, “cobrahead” or “mercury vapor” lighting are prohibited.
