Decorative objects, whether natural or man-made, which were not part of the original architectural design, either as a standard or optional feature, and visible from Common Areas, Community Property, roadways or neighboring Living Units, or other properties, shall not detract from the character of the Association.
The Architectural Control Committee retains the right to evaluate such objects in terms of their general appropriateness, size, number, location, and compatibility with architectural and environmental design qualities and visual impact on the Association and the surrounding area and may order the Owner to remove the object(s) found to be inappropriate or incompatible.
All exterior decorative objects in mulch beds and lawns shall meet the following criteria:
- All ornaments shall not be larger than 3’ high, 2’ wide, and 2’ deep.
- Ornaments can only be placed in mulch beds and are not permitted on any grass areas.
- A maximum of 4 ornaments shall be allowed on any living unit.
- A Maximum of 2 in the front mulch beds and 2 in other living unit mulch beds (sides and rear).
- Temporary holiday decorations must not be displayed at any time thirty (30) days prior to such holiday or after fifteen (15) days immediately following such holiday.
All exterior decorative hanging baskets and rail planters on the front of the home shall meet the following criteria:
- No more than 5 total items between hanging baskets and rail planters.
- Hanging baskets and rail planters must be maintained or else they must be removed if not maintained.
- Chains from hanging baskets must be removed if not in use.
If the home is located on the golf course, which is deemed high visibility, no more than 4 items may be placed in the rear of the Lot.
All solar/low voltage lighting in mulch beds and lawns shall meet the following criteria:
- With application and fee, provide the location, number of lights, and description of lights.
- The Architectural Control Committee will consider and approve applications for solar/low voltage lighting at its own discretion and on a case-by-case basis.
- Use of the lights cannot have a negative impact on neighbors and require neighbors’ signatures on the application.
- Lights must be kept in working order or else they must be removed if not in working order.
