Residential Architectural Styles
A variety of styles within the Coastal/Low Country residential architectural styles (as is more fully described in Appendix 1) are encouraged within the Association.
Within this variety, it is the goal that each design is true to its historic reference and that the design is carried through on all elevations.
Minimum Conditioned Square Footage
All houses must have a minimum conditioned square footage of 2,650 sq. ft., not including the garage.
Design Standards
There are two levels of design standards within the Association.
The Baseline Standards present the minimum standards permitted throughout the Association.
Additionally, throughout the course of development of the Association, there will be certain locations and certain lots that, through elevation, configuration, or location in relation to Community Property, Community Areas and streets, open space or adjacent uses, are of such visibility that special guidelines are imposed to ensure the highest level of design integrity and quality materials are used on the visible elevations.
These lots or sites are designated High Impact and are subject to additional standards. (See Section 5.3.3. C, High Impact Lots.)
Corner lots throughout the Property warrant special consideration due to the visibility of the structure’s side elevation.
Such exposed elevation should be treated like the dwelling unit’s front elevation in terms of architectural design, materials and detailing.
