Parsing Legal

When parsing a legal description, MapAnalyzer looks for keywords in the text to start drawing a polygon.

In order to add the vectors from beginning waypoint the system is looking for the keywords “BEG”, “BEGINNING”, “COMMENCING”, “COMM” to look for vector data. Example: This legal will add the vector from the waypoint to the POB.

This legal will skip adding the vector from the waypoint because the keyword and waypoint location is missing.

If the legal description has been created by MapAnalyzer it will attempt to add the waypoint location and the keywords to build the vectors to the POB. This works fairly well if the waypoint is on a known location such as a quarter section corner as in the example. If it is described as something else, such as the NE Corner of Lot 10, the system may not be able to properly construct the legal description to include the beginning vector data.

The resolution to this issue is simply to add the waypoint location and one of the keywords listed above to properly parse the legal data.

Parsing Legal Text Tips

Begin legal with the section, township and range info including township and range directions separated by a dash.

Designate corner as NW/C SW/C NE/C SE/C.

If the Point of Beginning is a quarter section corner indicate it by including AS POB before the survey calls.
