Force majeure is a term given to delays that are the fault of neither party to the contract. They include those forces that are either unforeseeable, or otherwise beyond the control of either party, such as strikes, severe weather, and acts of God. These delays usually permit the contractor to file for and be granted an appropriate extension of contract time, but will not allow either party to be compensated for the time or expenses. The owner correspondingly cannot seek actual or liquidated damages.
