BUILDING COMPONENTS

Type: This is the Type of property the home is: Single-Family Residence, Low-Rise Multiple, Town House End Unit, Town House Inside Unit, Duplex, or Manufactured Housing. These are defined in the Parcel Sketch.
Len/Width: This is automatically populated from the sketch if the Type is Manufactured Housing.
Corners: This automatically counts the corners or building mass(es) of the residence, if sketch was done after conversion. User may override this expression. Please see “Corners”: for in-depth guidance.
Condition: This is the condition of the home based on the age of the home.
This may be adjusted by .5 increments, however, these must be TYPED in while in edit mode, as they are not a choice in the dropdown menu.
Quality: This is the quality of the home from the time it was built.
This may be adjusted by .5 increments, however, these must be TYPED in while in edit mode, as they are not a choice in the dropdown menu.
Architecture: The architecture is a table defined field where different architecture styles such as contemporary, bungalow, ranch style, etc. may or may not have an effect on value.
Ext Wall: This field is the exterior wall type. There can be two types of exterior wall types defined by a percentage.
Base Area: The area of the main floor of the home.
Total Area: The total area of the home including any upper areas.
Residential Units: This effects building types 2-5; multi-family, duplexes and townhomes. Input here, uses the most accurate column in the cost table.

In the residential file the residential units field has been added back. This was in the Marshall & Swift version of LandMark but was taken out in the NBC version. This can be tracked but will effect multi-family, duplexes, and townhomes (types 2-5). In the case of multifamily the modifier was used to determine the total number of units and in the case of duplex and townhomes the 2 or 3 units and 4 to 9 units cost tables were being used respectively. The residential units will allow to more accurately represent which column of the cost table to use. Please see Software Updates from May 20, 2024 for further explanation and examples.

Style: The style of the home which could be defined as a one story, one and a half story, single-wide, double-wide, etc.
If a value >1 is entered in the percent of style the user will be informed of this and the percent will change to 100%. If multiple styles are in place the second style will be removed. If the percentage of the style is changed the second style percent will automatically change instead of having to tab through the second style. Instead, enter decimal in the second style box to denote percentage amount.

Avg Wall Hght: The average wall height of the house. Users can leave blank for default which is 8 ft.
HVAC: heating/cooling system(s) in place Example: If a home has radiant floor heat and cental heat and air, use the two lines to input the different types. If the home has two central heat and air units, just enter one unit 100%.
Roof Type: roof shape Ex: gable, gambrel, hip, shed, etc…
Roof Cover: roof covering Ex: composition, metal, tile etc…
Foundation: base home is build on Ex: poured concrete, concrete block, treated wood walls …
Slab Area: square foot area of slab
Crawl Area: square foot area of crawl space

Basement Area: area of basement in square feet
Basement Depth: linear feet
Minimum Finish: percentage of finish, lesser quality Ex: paneling, drop panel ceiling, area rugs…
Partition Finish: percentage of finish similar quality to above ground finish Ex: drywall finished walls and ceiling, carpet/hardwood flooring…
Baths Full/Half: number of baths
Bedrooms: number of bedrooms
Total Rooms: total number of rooms below grade
Fixture/Rough-In: number of plumbing fixtures and rough in for washer dryer
Garage Type: attached, detached, carport, built-in,
Area/Stalls: garage area in square feet/number of stalls in garage

AGE CALCULATION

Year Blt/Age: actual age
Damage: Damage: Visible damage has been added to residential and commercial building forms. The drop down will mirror the options on the review sheet: none, fire, flood, storm, earthquake and under construction. The functional depreciation has also been placed in the visible damage section of the review sheet.

Remod Year: year remodeled

DEPRECIATION
Depr Table ID this is an autogenerated field that shows the depreciation table(s) being used based on the effective age/depreciation input.
Calc Eff Age: calculation percentage of the age of a property based upon its condition, not its actual age
Calc Physical: calculation percentage of the physical wearing out of the structure
Calc Functional: calculation percentage of undesirable design, layout or other feature(s), can be curable or incurable
Calc Economic: calculation percentage of loss of value by outside influences
Total Depreciation: the sum of all depreciation factor percentages

Misc Improvements Tables: attachments to the house, that depreciate with the main structure. Ex: A mobile home that has a wood deck, covered patio etc…

When entering Duplexes: There is a drop down for the Units column to enter the number of units.
