A Bi-Level home is a one-story home that has been raised up enough that the basement level is partially above ground (making it a garden basement).
A prominent characteristic of a Bi-Level, is the split-entry where occupant must decide to go up or down a level.

Tips on entering a Bi-level into LandMark.

  • Style Type: Use Bi-level Total Area (Style 11) for raised One story/Garden basement
    This will automatically double the square footage and figure basement finish. (See section one below.)
  • Overhangs If Bi-level has a one story overhang, use Bi-level (Style 12)
    Example: Bi-Lvl-SF/Ovh NOT 1S-SF/Ovh (See section number three and four in the example below.)
    If multiple style types are chosen, the square footage WON’T automatically figure and the home will NOT price out.
  • Garden Basements In the case of a Bi-Lvl-SF/Garden, partitioned finish is already assumed and calculated. (See section number one below.) DO NOT add basement area or basement finish.
