Account messages will show in the upper right corner of the Appraisal Record. Messages that may appear are: Deleted records, appraisal inactive, account/appraisal inactive, pending inactive appraisal, cross referenced account source, frozen value, homestead amount, and other exemption in the notes.

Record Info
Appraisal ID: Each appraisal record is assigned its own Appraisal ID
Account Status: The assessment status of the account
Record Status: Status of the individual appraisal record
Review Code: Review Codes are county specified and can be used to group certain accounts together. For more on the Review Code Table, click here.
Assigned Appraiser: If an appraiser is assigned to a specific group of parcels, the appraiser initials would show here.

Appraisal Info
Record: Shows which record number is currently open and how many records are linked to that specific assessment record.
Group: This field is a county specified field and is used to group a collection of accounts together. This is a free input code.
The Owner’s Name, Legal Description, and Parcel Location are all derived from the Parcel File.
Partial Complete: Oklahoma doesn’t value percentage amounts. However, some counties use this box to value percentage complete when building back after a tornado or fire. Enter as a decimal 50%=.5 TIP: To follow up on a checked box, run an index for all partially complete accounts or assign a task.
Developer Deferment: By checking the Developer Deferment box, the system will calculate a percentage of new construction value specified in the Assessor’s Set Up or the Lot Model Table.
New Construction Year: The New Construction Year is the year that the new construction will be added onto the Parcel’s total value.
Site Built New Construction: The amount of new construction to be added to the Parcel’s total value.
Mobile Home New Construction: The amount of Mobile Home new construction that will be added to the Parcel’s total value.

Valuation Method
Cost Approach: The value the system derived based on NBC Craftsman components.
Comparable Sales: The value the system derived based on the Comparable Sales approach.
Multiple Regression: The value the system derived based on Multiple Regression analysis.
Gross Rent Multiplier: The value the system derived based on the Gross Rent Multiplier.
Correlated Value: The value the user inputs that puts a flat rate value on an account, based on a reconciliation of value from the approaches used.

Current Valuation
Lot Value: The value the system derived based on the lot model, size and adjustments.
AgLand Value: The value the system derived based on the AgLand data.
Mobile Home: The value the system derived based on the NBC Craftsman components of any type 6.
Impr Value: The value they system derived based on the NBC Craftsman components of all improvements listed on the Residential Data tab.
Site Improvements: The value the system derived based on all improvements listed on the Site Improvements tab.
Total Value: The total value of lot value, agland value, improvement value and site improvement value.

Entrance History
The Entrance History is used to track when parcels have been inspected and when the data was entered into the system. The Entrance History is also used for audit purposes.
