How to set up Home Site Values in the Land Data Tab

A few things need to be set up in order to set Home Site values in the Land Data tab (which will appear in the Non Ag Acres field):

  • In the Land Data Tab: Users must have the Use Code defined with Home or Site as the Use Type.
  • In the Soil Codes Tab: the Use Code must have a row created with the Soil Code being the same as the Use Code.
  • In the LPI Table tab: The LPI value must have a Use Code that matches the one created in the Use Table.
    (The Prod Index value can be blank, the system will use the value in the Market Value column.)
  • In the Map: The user DOES NOT need to edit the soil layer because the system will automatically change the Soil Code to the one defined by the Use Code on Home or Site acres.

This example will create a value for a Rural Home Site with a Use Code of RR01 and a value or $10,000 per acre.

First create the line in the Soil Table that has a Soil Code of RR01 with an LPI of anything greater than 100 and use the same Map Key here that will be used in the Use Table.

Then create a line for the Use Code RR01 with a Use Type of Home and a Map Key value the same as the Soil Table line we just created.

Finally, create a row in the LPI Table for the value we used in the Soil Table, in this case 1001, and set the MarketValue field to whatever acre value we will use for this LandUse.

In order for this to work correctly, user needs to make sure the option Allocate Non-Ag Acres is NOT selected.

We should now be able to edit the Land Use Layer, add a polygon with the Land Use Code or R1 and have the value calculated correctly.



If there isn’t a row created in the Soil Table for the Use Code we define in the Use Table that has a Use Type of Home or Site, the acreage will be summarized and added to the Non-Ag Acres field and the value will be calculated based on the Lot Model. (This is the OTC’s preferred method of valuing Rural Home Sites.)

Helpful Hint: When user makes changes in the Ag LandTable, it DOES NOT change the land values in the Land Data Tab. User must make an Index for parcels affected by the particular change, while in the Index go to Tools — Recalc File and that will apply the updated changes to the Index.

This same process works for a Use Type of Road.
