The Miscellaneous Cost Table can be built to figure the cost for any kind of building or improvement. Examples: arenas, boat docks, auto hoists, balconies, railroad spurs etc.

If the pricing manual doesn’t have pricing for an improvement type, LandMark can build a System defined or Locally defined cost source to fit the county’s need.

To browse the Improvement Codes List: CLICK the Browse Button A list will open.

Improvement Data Tab

Code Information: Describes the improvement, shows what unit its measured in, any associated cost factor or functional depreciation. If changes are made to the cost factor, the user must RECALCULATE appraisal records that have the code that was modified.

Menu Options

  • If the box is checked, the improvement can be priced in that menu— residential, commercial or outbuilding.
  • Structure type: 1-out-building (default) 2-grain bin 3-non-building
  • If box is checked, the improvement is required on the sketch. Please see (Do I HAVE to sketch a building?) guidance. If an improvement is required on sketch AND IS NOT SKETCHED it will appear in red in the Miscellaneous Improvements tab in the Commerical Appraisal File and in the Site Improvements tab in the Residential Appraisal File— to alert the user to sketch the improvements. If NOT sketched, the improvement will be removed.

  • Abbreviation: Shows the abbreviation for the improvement.

NBC Craftsman: Information comes from the Defined Cost Tables that are set up by going to: Appraisal — Cost Tables — Craftsman Setup

Locally Defined Cost Tab

  • Shows the details of User Defined Adjustments for height, size and floor.
  • Defines the depreciation application. To view Depreciation Tables go to: Tables — Appraisal Tables — Depreciation

Craftsman Setup Tab shows which cost table was used and gives user the option for a quality adjustment.

When creating a new record, if the miscellaneous code already exists user will receive this message.

When editing a miscellaneous cost record, user will not be able to edit the miscellaneous code.
