Neighborhood: The Neighborhood code is required for all real estate accounts. Neighborhoods are typically defined by the county and can contain as many lot valuation models as needed. Clicking the Neighborhood drop-down box will show all current defined Neighborhoods.

Lot Value Model: Each neighborhood has lot models associated with it and only those lot models will show when the lot model drop-down box is clicked. CLICK Lot Value Table for more information.
Lot Width/Depth: The lot width and depth are multiplied together to get the Lot Area. These values can be read off the map by going to Tools, GIS Tools, Update Lot Size.
Lot Area: The lot area can either be entered manually or the system will automatically derive the area from the Lot Width and Depth.
Lot Count: The number of lots in a parcel. If the Valuation Method is Lots, the system will take the base lot value and multiply it by the number of lots.
Units Buildable: This is a flat value number to put on land value.
Non-Ag Acres: This can be used if there are acres on the property, but they are not considered Ag.
Road Acres: Any Road Acres can be added here and will be subtracted from the total number of acres.
Flood Acres: flood acres can be entered here

Cost Trending The cost trending snapshot is taken from the Neighborhood Land Table.

Topography: Topography notes the physical features of an area, such as if the land is wetland, rolling hills, high country, etc.

Street Access: This is the type of access to the street such as concrete, gravel, paved with a sidewalk, etc.

Utilities: This is the type of utilities the property has such as electric, water, sewer, etc.

Zoning: Zoning type

Nbhd Amenity 1/2: Each Neighborhood can have amenities on it which can either add value or reduce the value of the land.
Amenity Value 1/2: Based on the Amenities defined in the Neighborhood table, the system will either add value to the value to the total land value.
Land Notes: Any notes that need to be made about the land can be added here.

Valuation Method: The type of valuation method the system is using to determine land value based on the lot model selected.
Nbhd Land Trend: Adjustment for land trend
Land Units: The number of units the land has in it based on the valuation method. For example, if the parcel has 2 acres and the valuation method is acres, the land units will be 2.
Unit Value: This is the value per unit of measurement. If the valuation method is acre and the parcel has 2 acres, the unit value will be the value per acre.
Base Lot Value: The land units multiplied by the unit value to give the subtotal value before any factors or adjustments.
Factor Value: If any factors have been added to the property from the amenities or any other factor defined in the neighborhood table, the value will show here.
Adjustment: This is the adjustment value of the property.
Total Lot Value: The Base Lot Value plus or minus all factors and adjustments.

Land Summary: Gives a breakdown of acres and values.
Total Agland Acres: Total ag acres valued by soil and use codes.
Total Non Ag Acres: Total non-ag acres valued by land valuation method.
Calculated Acres: Total acres when drawn on a map, taking the curvature of the earth into consideration.
Deed Acres: Total deeded acres.

Total Land Value: The system will automatically calculate the ag land value based on the soil code, use code, acres, unit value, and use value. If the county has a use layer and soil layer on the map, it can automatically be imported by going to Tools, GIS Tools, Import Soil Summary. CLICK Ag Land Table for more information.
