MISCELLANEOUS IMPROVEMENTS — Improvements made to the main improvement structure that AREN’T included in the pricing of that building.
Miscellaneous Improvements take on the same quality and condition as the building it is attached to, therefore depreciate at the same rate.
Example: porches, wood decks, walk-in cooler (depending on the improvement type) etc.
The Miscellaneous Improvements list can be VIEWED here, but are ADDED in in the Site Plan as an occupancy.
If user tries to add a miscellaneous improvement to a building in the Building Data tab (by right-clicking on building, and choosing edit) a message will pop-up that says the code is required on the sketch. Add the miscellaneous improvement on the sketch instead.
If an improvement has been added (but not yet saved) and needs to be sketched the building font will appear in red. Sketch the improvement, in the site plan before saving or info will not save.
There are query packages to find accounts that have either miscellaneous improvements or outbuildings that need to be on the sketch or site plan. The query package name is ComSkRequired for commercial.
Right-click on the miscellaneous improvement to: View Cost Table, Delete and/or Change BldgID.
BUILDING MODIFIERS — are modifications done to the building that AREN’T already figured in the building type.
Example: elevators, sprinklers, mezzanines, etc…
The Building Modifiers list can be VIEWED here, but are ADDED in the Building Data tab by editing the building, then going to the Modifiers/Improvements tab.
When adding or editing a modifier don’t forget to attach to the building, by Building ID. The units refer to square footage. It may be entered as whole number (=>1) OR a percentage of the building(.5=50%).

To view subsequent records use the
buttons.
PLEASE NOTE: DIRECTLY AFTER CONVERSION TO LANDMARK, A COMMERCIAL SITE WITH MULTIPLE BUILDINGS WILL HAVE MULTIPLE RECORDS, A RECORD FOR EACH BUILDING. A single record for that site will only exist after conversion if there is one building, parcel is new and entered after conversion or if the user updates the site plan after conversion.
